Thinking “we buy houses in Avon, IN” might be your way out? Maybe. A cash buyer isn’t right for every house or every owner, and I’d rather you hear that from me up front. This post is for Avon homeowners who want the plain version: how selling direct works with me, the three ways I can buy, what the latest Avon housing market numbers actually show, and the Hendricks County tax date coming up fast.
I’m Barrett Beyers with Indy Crossroad Homes. I buy houses around Indianapolis, and Avon is one of the west-side towns I work in. If you read my earlier post on selling a house fast in Brownsburg, some of this will sound familiar. The numbers in Avon tell a different story, though.
What happens when you call me about an Avon house
You call or text, and we talk through the house and what’s going on. Then I come out and walk it with you. I won’t give you a firm number over the phone. I want to see the roof, the furnace, the water heater, the basement or crawlspace, and whatever you already know needs work. Pricing a house off a few photos isn’t fair to you or to me.
Once we’ve walked it, I write the offer right there at your kitchen table. I bring a printer and a pen, so if the number works, we can sign on the spot. If it doesn’t, you keep the paper and think it over. Take it or leave it, no pressure.
Every closing runs through a licensed Indiana title company. They do the title search, pay off your mortgage and any liens, and handle the money. You never have to hand me a check or trust me with a payoff.
Sell my house fast in Avon? Three ways I can buy it
Most people only think about a cash offer. I can actually buy three ways, and there’s a short rundown in our options section. Here’s where each one tends to fit in Avon.
Cash. Good when speed matters more than top dollar, or when the house needs work you don’t want to take on. You pick the closing date.
Seller financing. You act as the bank and I pay you over time. It can fit owners with a lot of equity, or a paid-off house, who’d like monthly income instead of one lump sum.
Subject To. I take over the payments on your existing mortgage, and the loan stays in your name. It can help if you owe close to what the house is worth, or you have a low rate and just need to move on.
Subject To comes with a real risk you need to understand. Most mortgages have a due-on-sale clause, and the Consumer Financial Protection Bureau explains that it lets the lender call the full balance due when the home is sold or transferred. I’ll walk you through how I handle that, and I’d tell you to have your own attorney look over the paperwork, too.
Avon prices are down 5.9%, and price cuts are common
Avon is different from Brownsburg in one big way. Brownsburg’s median price went up this year. Avon’s went down.
Redfin’s Avon housing market page shows a median sale price of $357,580 for the three months ending September 2026. That’s down 5.9% from a year earlier. Homes took a median of 29 days to sell, 124 sold in September (down from 146), and 43.9% of homes had a price drop. Oddly enough, the median price per square foot rose 6.9% to $162. That usually means fewer of the bigger, pricier homes sold, not that every house lost value.
Realtor.com’s Avon market page had 338 active listings in October 2026 and a median listing price of $361,200, down 3.71% from last year, with a median of 49 days on market. Realtor.com counts days differently than Redfin, so don’t expect those two numbers to match.
The local MLS data lines up with that. Rene Hauck, a REALTOR with RE/MAX Advanced Realty, publishes a monthly Hendricks County market report built on MIBOR Broker Listing Cooperative data. For September 2026 her Avon figures (Washington Township) show a $364,999 median, 26 days on market, 221 homes in inventory (up 7.3%) and 73 closings, the most in the county. She calls Avon buyer-leaning.
In a buyer-leaning market, the opening price matters more. Shelley Specchio, CEO of the MIBOR REALTOR Association, which runs the listing service for Hendricks County and 16 other central Indiana counties, made the same point in MIBOR’s September 2026 market report:
“Prices are holding steady, and homes that are priced right are still attracting serious buyers.”
I see the same thing. When a listing sits, the price cuts start, and every month adds another mortgage payment, utility bill and insurance premium. If you’re already carrying two houses, that adds up quickly.
Buyers are feeling the squeeze, too. Mark Fisher, CEO of the Indiana Association of REALTORS, said in October that a recent Indiana buyer spends 35% to 40% of monthly income on the mortgage payment, compared with 45% nationally, according to Inside INdiana Business. His summary:
“Interest rates are stretching budgets everywhere, especially in housing, but Indiana’s cost of homeownership is still an advantage.”
That cuts both ways for Avon sellers. Buyers are still out there, but stretched budgets are a big reason so many listings take a price cut before they sell. If your house is in good shape and you have time to prep it, a good listing agent may well net you more than I can. If it needs work, or you can’t wait out a slower fall market, selling direct starts to make more sense.
Why Avon owners call me: relocation, job changes and growth
Avon has grown fast. U.S. Census Bureau QuickFacts for Avon puts the town at 25,350 people as of July 2025, up 16.9% from the April 2020 base. The same page lists a median owner-occupied home value of $323,800 (2020–2024 survey data), a 70.9% owner-occupied rate, and a median owner cost of $1,798 a month for homes with a mortgage.
A lot of those owners bought in the last few years. Some are already moving again. Redfin’s migration data shows 20% of Avon homebuyers searching to move out of the area between April and June 2026. And jobs shift here, too. In June, the Indianapolis Business Journal’s Mickey Shuey reported that two logistics companies plan to eliminate 1,100 jobs in Avon, at the Radial fulfillment center in the Avon Logistics Center.
If a job change has you moving and you locked in a low rate, Subject To can keep that loan paid while you go. If you need a clean break, cash usually fits better. Other reasons Avon owners reach out:
Two house payments. You bought the next place and this one hasn’t sold.
Behind on payments. Call a HUD-approved housing counselor first. It’s free, and you can find one through HUD. If selling still makes sense after that, we can talk.
Inherited house. Someone has to clean it out, fix it and list it, or sell it as it sits.
Tired landlord. Avon has plenty of rentals, and turnover and repairs wear people down.
Repairs you’d rather skip. Roof, HVAC, foundation, or years of small stuff.
The November 10 tax bill for Avon homeowners
Avon is in Hendricks County, so your property tax runs through the county. The Hendricks County Treasurer’s Office lists the 2026 due dates as May 11 and November 10. There’s no second mailing in the fall, so the November payment won’t come with a reminder. Late payments carry a 5% to 10% penalty.
If taxes fall far behind, the county’s tax sale page says a property becomes eligible once it’s three installments delinquent. If you’re behind, call the Treasurer first. If selling ends up being part of the fix, the title company pays the back taxes out of the sale at closing.
When listing beats selling to me, and when it doesn’t
Here’s the honest version. Listing on the open market usually gets the highest price, because more buyers compete for your house. You’ll also pay commission and closing costs, keep the place show-ready, and wait on a buyer’s inspection, appraisal and loan.
Selling to me usually means a lower price than a fully fixed-up listing would bring. In return, you skip repairs and showings, there’s no buyer loan to fall through, and you choose the closing date. If listing is the better move for your house, I’ll tell you.
