Want to sell your house fast in Brownsburg, IN, without listing it and waiting? Sometimes listing is the right call. Sometimes it isn’t. This post is for Brownsburg homeowners who want a straight look at selling direct: how it works, what the three ways to sell actually mean, what the latest Brownsburg housing market numbers say, and a few Hendricks County dates worth knowing before you decide.
I’m Barrett Beyers with Indy Crossroad Homes. I buy houses around Indianapolis, and Brownsburg is one of the towns I spend time in. Here’s how I do it, and where it does and doesn’t make sense.
We buy houses in Brownsburg: how it works with me
It starts with a call or a text. We talk about the house and what’s going on, and then I come out and walk it with you. I don’t give a firm number over the phone. I want to see the roof, the furnace, the basement or crawlspace, and the stuff you already know needs work. A number made up from a photo isn’t fair to either of us.
After the walkthrough, I write the offer up right there. I bring a printer and a pen, so if the number works for you, we can sign on the spot. If it doesn’t, no hard feelings. You keep the paper and think it over.
Every closing goes through a licensed Indiana title company. They handle the title search, the payoff of your mortgage or liens, and the money. You don’t have to trust me with any of that, and you shouldn’t have to.
Sell your house for cash, on terms or Subject To
Most people only know about the cash offer. There are actually three ways I can buy a house, and you can read the short version on our options section. Here’s when each one tends to fit.
Cash. Best when speed matters more than squeezing out top dollar, or when the house needs real work. You pick the closing date that fits your move.
Seller financing. You act like the bank. I pay you over time instead of all at once. This can fit owners who have equity, own the house free and clear (or close to it), and would like a monthly check instead of one lump sum.
Subject To. I take over the payments on your existing mortgage, and the loan stays in your name. It can help when you owe close to what the house is worth, or when you have a low rate and simply need out.
Subject To has a real risk you should understand before you sign anything. Most mortgages have a due-on-sale clause. The Consumer Financial Protection Bureau explains that this clause lets a lender demand the full balance when the property is sold or transferred. I’ll walk you through how I handle that, and I’d encourage you to have your own attorney read the paperwork too.
Why Subject To comes up in Brownsburg
Brownsburg has grown fast. A lot of its homes are in newer subdivisions, and plenty of owners bought or refinanced when rates were low. If that’s you and life changed (a job move, a divorce, a growing family), selling the normal way can be hard to swallow when the payment on your next place would be much higher. A takeover lets the low-rate loan keep getting paid while you move on.
The growth isn’t just a feeling. The U.S. Census Bureau’s QuickFacts for Brownsburg puts the town at 34,089 people as of July 2025, up 17.4% from the April 2020 base. The same page lists a median owner-occupied home value of $309,400 (2020 to 2024 survey data) and an owner-occupied rate of 75.1%. In other words, most of your neighbors own, and a big share of them bought recently.
Brownsburg housing market: what the numbers say
Rene Hauck, a REALTOR with RE/MAX Advanced Realty who covers Hendricks County, publishes a monthly Hendricks County market report built on MIBOR Broker Listing Cooperative data. For September 2026, her report shows a median sale price of $400,000 for the Brownsburg area (Brown and Lincoln townships), 27 median days on market, and 134 homes in inventory, up 14.5% from a year earlier. She labels the town buyer-leaning.
Redfin’s Brownsburg housing market page points the same way. For the three months ending September 2026, Redfin reports a median sale price of $350,583, up 7.9% from a year earlier, and a median of 20 days on market, down from 24. Only 112 homes sold in September, down 19% from 138 a year before. And 47.3% of homes had a price drop, up 9 points. The two sources measure slightly different areas (Redfin uses the town, the MIBOR figures use Brown and Lincoln townships), so the medians don’t match exactly, but the story is the same: values are holding, sales are slower, and more sellers are cutting prices.
Rene Hauck has tracked this market month by month in her county report. Here’s how she summed up September, after inventory rose and sales slowed:
“This is a market that’s catching its breath, not one that’s falling apart.”
That’s a fair way to put it. Prices are holding, but homes are sitting a little longer and buyers have more to choose from. If your house shows well and you have time, listing with a good agent may get you the most money. If the house needs work, or you’re on a clock, a direct sale starts to make more sense.
Local knowledge matters here more than a county median shows. Tony Reffeitt, broker owner of Integrity Real Estate of Indiana, has sold homes in Hendricks County since 1994. In a March 2026 post for Hendricks County buyers, he wrote about what that experience teaches you:
“I know which builders have strong resale track records and which ones do not.”
– Tony Reffeitt, Broker Owner, Integrity Real Estate of Indiana
That lines up with what I see. Two Brownsburg houses a few streets apart can be worth very different amounts depending on who built them and how they’ve held up, which is one more reason I walk every house before I put a number on paper.
Brownsburg property taxes and Hendricks County dates
Brownsburg sits in Hendricks County, and property taxes run through the county. The Hendricks County Treasurer’s Office lists this year’s due dates as May 11 and November 10, 2026. Bills go out once a year, usually in late March or early April, and there’s no fall mailing. So if you’re counting on a reminder for the November payment, it isn’t coming. Late payments pick up a 5% to 10% penalty.
If taxes fall far behind, the county’s tax sale page says a property becomes eligible for the tax sale once it’s at least three installments behind. To pull it out of the sale, payment in full has to reach the Treasurer by 3:00 p.m. the business day before, in cash or cashier’s check. A postmark doesn’t count. If you’re behind and a sale is coming, call the Treasurer first. If selling is part of the answer, that’s a conversation I’m happy to have too, and the title company pays the delinquent taxes out of the sale at closing.
Selling a house as is in Brownsburg: why owners call
Relocating. A new job or a family move, and two house payments isn’t an option.
Behind on payments. Talk to a HUD-approved housing counselor before anything else. They’re free, and you can find one through HUD. If selling still makes sense after that, Subject To or cash may help.
Inherited house. Somebody has to clean it out, fix it up and list it, or sell it the way it sits.
Tired landlord. Tenants, turnover and repairs on an older rental can wear you down.
Repairs you don’t want to make. Roof, foundation, HVAC, or just years of deferred work.
Selling without a realtor vs. listing with one
I’ll be honest about this. Listing on the open market usually brings the highest price, because more buyers compete for the house. You’ll also pay commission and closing costs, handle showings, and wait on a buyer’s loan and inspection to go through.
Selling direct to me usually means a lower price than a fully fixed-up listing would bring. In exchange, you skip repairs, showings and the waiting, and you choose the closing date. Which one is better depends on the house and on your situation. If listing is the better move for you, I’ll tell you so.
